College announcement on future of 30 Euston Square

The RCGP has announced that it will be engaging on a preferred option to sell its 30 Euston Square headquarters and find a new building in London to better meet future College needs.
30 Euston Square has been the home of the RCGP and its GP members since 2012, but significant changes in the environment since the pandemic mean that it now needs approximately one third of the space to fulfil its purpose and have impacted on the ways we are able to utilise the building.
- Post pandemic working patterns have changed, requiring less office space since the move to a hybrid and online working approach.
- The Examination centre which occupies a significant amount of the building is no longer required, due to changes in which the MRCGP is delivered.
- It has proved difficult to find tenants willing to sub-let office space from RCGP and pay market rental levels.
- The commercial events and conferencing business is increasingly competitive.
All of this means it has become increasingly difficult to use 30 Euston Square in an efficient and cost-effective way to deliver the College’s core business, its charitable purpose. Alongside this there would be a considerable cost to bring the building in line with the College's net zero ambitions.
This has necessitated a review of how the College can best meet its future HQ needs and the decision to engage on a preferred option to sell the building and find a new right-sized London HQ to better meet future College needs. The building will continue to operate as normal for the foreseeable future, with no change to any of the events and conferencing delivery at 30 Euston Square.
In a joint statement, Professor Mike Holmes, Chair of Trustees, Chair of Council (elect) Professor Victoria Tzortziou Brown and Chief Executive Mark Thomas, said:
“30 Euston Square has been our home for 13 years but with RCGP’s 75th anniversary approaching, we need to look to the future and make sure we have an HQ which is right for our next chapter. We acknowledge all the members and colleagues who have contributed to making 30 Euston Square the asset that it is. Should we ultimately make the decision to move to a new HQ then we will take the best of this with us, celebrating those who have helped us.
“This is not a decision we will be taking lightly, and we are engaging our members, staff and a wide range of stakeholders on our preferred option.”
